Custom Field Services provides many different types of residential
inspections, (alphabetically listed below). Many of which may be put
on an auto inspect program where we will inspect the property monthly or
bi-monthly as requested, to meet your regulatory requirements.
Bankruptcy Inspection
This inspection will assess and provide you with current property
conditions and occupancy status. It will also inform you as to the
neighborhood conditions and the approximate value of the
property. We will NOT CONTACT the occupants when completing this
type of inspection.
Borrower Interview
When completing this type of Inspection every effort is made to make
direct contact with the borrower and obtain a reason for delinquency.
In addition we provide the borrower with a contact number where they
may call to arrange some type of loss mitigation or to cure default. If
no contact is available a call back card can be left at the premises
upon request. All information provided in the bankruptcy
inspection is also included in the borrower interview.
Compliance or Home Improvement Inspection
This inspection is provided to determine if the repairs or improvements are
complete and whether they were completed in a good and workmanlike
manner, so that the funds from escrow can be released.
Foreclosure Inspection
This Inspection provides the current status of the condition of the
property and the neighborhood. It will exhaust every effort to
determine occupancy, and alert you to any conditions that may affect
the value of the property. This Inspection is conducted much like the
bankruptcy inspection. On any inspection you may identify your
standard of completion objective to meet your requirements.
Insurance Loss Draft
This inspection is comparative to the compliance inspection. It
will provide you with the inspectors opinion on the approximate
percentage of completed repairs based on the amount damages
incurred. The inspector will obtain a mortgagor's signature to
verify that the work is complete and that they are satisfied with
the repairs. This inspection will not verify that the work was
completed correctly.
Value Inspection
This Inspection will provide you with the opinion of value of a
property based on two comparable properties sale or listing price, or
for a slightly higher fee a Real Estate Broker may offer his opinion
of value based on their knowledge of the area. Either inspection
only provides an opinion of value and is not an appraisal. In
the near future we hope to be able to also provide you with an
appraisal service.
